Grocon adopts latest 3D tour technology for Brisbane CBD lease marketing

Grocon Pty Ltd, Australia’s largest privately owned development, construction and real estate investment company, has adopted 3D scanning technology by Matterport to showcase their leasing portfolio in the Brisbane CBD. 3D Spaces, a Matterport early adopter and one of Australia’s first Matterport service providers has scanned close to 25,000 sqm (21 office levels) of some of Grocon’s office spaces in Brisbane’s ‘Golden Triangle’.

“The ability for national and international clients to have a complete photographic virtual inspection of an office space, at their own time, from anywhere” is just one of the benefits that attracted Matthew Miller, Development Manager – Leasing at Grocon, to the technology. Matthew was first introduced to the technology by Joseph Dean – National Director – Office Leasing at Colliers International. Colliers have been using the 3D scanning technology regularly for a number of leasing opportunities across the Brisbane CBD and have found it to be a powerful marketing tool.

Photographic interactive 3D tours are the most engaging way for clients to interact with office spaces as if they are physically there. They can see a space from any perspective giving them the full context of the space in a stunning presentation – all from a web browser, on any device. The 3D models of are generally available within 24 hours from the time of on-site scanning which is much faster than any other form of visualisation service. They can also be accessed via virtual reality headsets which allows a viewer to be fully immersed into the space and walk around freely, giving them a totally virtual experience.

The 3D scanning technology which leverages the latest breakthroughs in computational photography allowed 3D Spaces to also create professional CAD floor plans of existing fit-outs from data captured via the Matterport camera. This is generally a challenge with older manual laser measuring methods.

3D tours can be included in most of the top listing portals with a specific push from REA to promote this technology in the Australian marketplace. Marcel Marais, Director of 3D Spaces says “we have found that these 3D tours offer longer online engagement with users spending 5X more time on a listing that has a 3D tour.”
